Cancellation

Cancellations made prior to thirty days in advance will forfeit the $50.00 per room/per night non-refundable deposit required on booking.

Cancellations made less than 30 days in advance will result in the full room(s) rate being charged.   If the room is rebooked,  however, no further charges over and above the deposit will be incurred.

Room reservations made within 30 days of your arrival date are considered firm and non-refundable.

When your credit card number is given, it will indicate that you have read and agreed to our policies and your room will be held in good faith.

Damages

The guest will be responsible for the cost of repair or replacement of any breakages, missing items, or damage to property and furnishings, particularly the staining of linens, towels or carpet.   This cost will be charged to the credit card number used to reserve the room.

Lost & Found

Reasonable effort will be made to contact guests if any belongings are left on the premises. Items will be shipped back at owner’s expense upon request. If we are unable to reach the guest, items will be placed in our Lost & Found and donated to charity after 60 days.

No Smoking/Open Flames

Smoking or the burning of candles or incense is not permitted in guest rooms or in the common areas of the house.

Smoking is allowed only in designated areas; namely, on the back patio, and front porch.

If it is found that a person has been smoking in the house, extra charges will be incurred based on the fee for professional smoke cleaning services,  plus a fee for loss of business for that room while this occurs.

Lost Keys

If forgotten keys are not returned within a reasonable length of time a $50 charge will be levied to replace the lock.

Allergies

We strive to predetermine our guests special needs and allergies.  However,  Avonview Manor does not assume responsibility for special circumstances due to unprecedented allergic reactions. 

For instance, food containing nuts may have been prepared in our kitchen.  We do not proclaim to be a nut-free cooking environment. Although our property is thoroughly cleaned regularly, Avonview Manor will not be held responsible for any ensuing health problems resultant from secondary allergies.

As noted in guest Welcome Letters, our friendly, resident animals/pets: Micco and Eira live on premises. We are not responsible for allergic reactions to them; as our guests are informed of their presence in advance of their stay. 

All undisclosed allergies to the proprietor in advance of bookings are not the responsibility of Avonview Manor or its proprietors.
